Irvine is new, and still floods from the pipe

SOS Restoration Santa Ana covers Irvine, the county’s youngest big city. We get the water out, then rebuild. The crew is bilingual, and the walk-through is free. Even a house built last decade still springs a leak here. Call (949) 522-4470.

New house. Why is it wet?

Irvine is too new to blame old pipe, so the water here has other roots.

Because a fitting or an appliance fails at any age.

The median Irvine home dates to 2002, and only one in twenty-three predates 1970. So the culprit is rarely worn pipe. It is a supply hose, a valve, or a water heater that gave out early.

My place shares a wall. Who pays?

Often two owners and the association, and paper sorts it.

Sixty-two percent of Irvine homes share at least one wall, the highest rate near here. A leak crosses into the next unit, and the HOA may own the wall between. We document both sides with dated readings.

Does Irvine flood?

Rarely from the sky; almost always from indoors.

The city was master-planned with modern drainage, so street flooding is uncommon. A wet Irvine floor points almost always to a line inside the home.

Do I need a permit here?

Ask first; even a new city inspects a structural repair.

Opening framing or reroofing pulls a permit through Irvine. A rebuild plans for it early, and in a condo the association signs off before the city does.

What do you bring to an Irvine job?

All six, and a shared wall runs through most.

Water damage

Young pipe still fails at the fitting; metered, dried.

Mold

Shared condo walls stay damp; we hunt the wet line.

Fire and smoke

Soot wiped from new drywall, the odor pulled out.

Storm and debris

Flat, newer ground; storm water pumped and dried.

Sewage

Stacked units; the soaked material out, stack traced.

Reconstruction

A newer townhome closed up for one firm price.

Water shows two floors down. Why?

In a stack, the source can sit well above the stain.

In a condo or townhome the leak runs the shared cavity and surfaces a floor or two below. We trace the full run, not only the wet ceiling, to find the start.

When does an Irvine house need nobody?

A dishwasher that spilled onto tile, dry beneath, is not a job for a crew.

Towel it and open the cabinet. The version worth calling about is the one that ran under the base and into the subfloor, where nothing shows.

Who seals it back up?

We do, on both our licenses, start to finish.

The crew that dried it rebuilds it: IICRC #70194273 on the drying, CSLB #1131134 on the work. The same card reaches Tustin and Newport Beach. Tell the dispatcher what your building needs.

Nearby

Irvine is where the yard is, so everything else on this list is measured from here. Tustin is the next exit up the 55; the coast is twenty minutes the other way.

Not a good moment to talk? Write it down and we call you.

A phone number is all we actually need. Anything else you tell us only decides which crew and which gear leave the shop.
