Laguna Beach water damage restoration for pre-war cottages

SOS Restoration Santa Ana covers Laguna Beach, canyon to coast. We dry it down, then rebuild. Bilingual crews, and the walk-through is free. One home in six here is a pre-war cottage, and the hillside has a real flood record. Call (949) 522-4470.

These cottages are old. Where does water get in?

Laguna floods in ways the flat cities do not, off the slope and through old walls.

Everything the pre-war years used: galvanized pipe, thin walls.

2,139 Laguna homes date to 1939 or earlier, one in six, and the median is 1964. Galvanized supply lines corrode shut and burst, and there is no vapor barrier behind the plaster.

Does Laguna actually flood?

Yes, and the federal record shows it plainly.

The federal flood program has logged 348 paid claims in this city. More than half, 198, sat in the low-risk zones. The map does not catch where a hillside house gets wet.

My place is empty in winter. A problem?

Yes; a canyon cottage can leak for weeks unseen.

1,842 Laguna homes are seasonal, more than one in eight. A line that fails in an empty cottage runs until someone visits. We meter deep for damage a quick look would miss.

What do you bring to a Laguna Beach job?

All six, and the slope runs through several.

Whatever happened in there, we have a crew

Water damage

Pre-war cottage plumbing; metered, pulled, dried.

Mold

Canyon damp in old cottages; we read the damp line.

Fire and smoke

Cottage soot cleaned, the odor drawn from the plank.

Storm and debris

Hillside runoff and slides; debris out, frame dried.

Sewage

Steep laterals; the soaked material carried out.

Reconstruction

Rain missed me, floor still wet. Why?

On a slope, water travels underground before it surfaces.

Runoff soaks the hillside and moves down through it, surfacing in a cottage far below the source. We follow the underground path instead of guessing, then open only the wet.

When is it the canyon and not the house?

Runoff that stopped at the deck belongs to drainage, and that is a different trade.

We work from the threshold in. Water that stopped outside is a drainage job, and that is another trade. If it never crossed, there is nothing here to dry.

Do you cover the whole canyon?

Yes, canyon to coast, and the drive does not change the rate.

Laguna cottages sit on narrow lanes and steep lots, so we stage the equipment closer and carry it in. That is planning, not an extra line.

Who closes the cottage back up?

We do, one crew, under both our licenses.

Both sit with one crew: IICRC #70194273, then CSLB #1131134. The same crew reaches Irvine and Newport Beach, one card. Tell the dispatcher what your cottage needs.

Nearby

Laguna is the far south corner of the map and the only one where the hillside is part of the job. The rest of this list is flat ground.

Not a good moment to talk? Write it down and we call you.

A phone number is all we actually need. Anything else you tell us only decides which crew and which gear leave the shop.

On a Laguna slope the water comes up far from where it started, so call early.
