What happens once you get here?

We read the moisture first, pull the water next, and open only stubborn spots.

The meter shows the path the water took, rarely the same as the stain. The standing water leaves first. We open a baseboard only where a reading proves it will not dry closed.

It ran all night. Have I lost the floor?

Maybe not, but every hour narrows the odds.

Soaked material gets roughly a day or two before mold starts. Pre-war Santa Ana lath holds water and hides it well, so a meter beats a dry-feeling surface every time.

What dries, and what leaves?

Framing and most drywall stay; soaked pad and insulation go.

Wood and board generally recover with airflow and days. Soaked pad, batt insulation and ceiling tile keep the water and spoil, so those go. Mold work begins the minute a reading calls for it.

A slab leak: how would I know?

A warm spot on the floor, a spinning meter, a jump in the bill.

Half the older homes here sit on slabs, and a line under one leaks down before it shows up. A guide on slab-leak warning signs lists the tells. We locate it before anything is broken open.

How do you call it dry?

By a reading, set against a dry closet elsewhere in the house.

We fix a baseline in a dry room the water skipped, then run dryers until the wet wall matches. You get the numbers each day, not assurances. The insurance claim is built on that log.

When do you walk away from a job?

When the meter says the material is dry. There is nothing to bill for.

We still come out and read it, and that costs nothing. A floor that reads dry does not need us. Equipment goes in when material will not give the water back alone.

Can we stay in the house?

Usually yes. The machines are loud, and the rooms we seal are the ones you lose.

We run the drying around how the house is used. Where the loss is heavy or the power is off, we say so on the first visit.

What does it come to?

The look is free; water damage runs from $61 an hour.

After-hours and emergency work starts at $90 an hour, all on one page. The rate card lays it out. A sewage backup is the same crew, and the rebuild follows as one written figure. Call the dispatcher first if the water is still moving.

The cities we drive to for this work

The yard is on Morse Ave in Irvine, so the map runs outward from there: Santa Ana and Tustin up the 55, Anaheim north, and the coast cities down the 405 and the 73. Each city page says what the water usually does to houses of that age.

Not a good moment to talk? Write it down and we call you.

A phone number is all we actually need. Anything else you tell us only decides which crew and which gear leave the shop.
