Santa Ana guides for the days after a loss

SOS Restoration Santa Ana covers the whole arc of one of these: water, sewage, fire and smoke, mold, storm damage, and the reconstruction that makes the house whole again. These fifteen guides answer what people ask our dispatcher while it is happening.

They also answer what people ask weeks later, holding an invoice. Call (949) 522-4470.

Twelve guides

Twelve guides for the questions that arrive after the crew leaves, written for people who may never call.

Read one of these when you have a minute to read. A guide is the wrong tool while the thing is still happening.

An open supply line and a sewage backup coming up through a tub both get worse by the hour. Smoke residue keeps eating finishes for as long as it sits there.

Rain pushing through a roof is a tarp problem now and a diagnosis in daylight. Mold is the one that genuinely keeps.

Everything below is sorted by where you are standing, not by topic.

Insurance Check Smaller Than the Bill?

The drying invoice and the carrier’s estimate are built two different ways. Where the gap opens in Santa Ana, whether you owe it, and what closes it.

What Did I Sign Before the Crew Started?

The emergency form you signed in Santa Ana does two jobs: permission, and billing. What an assignment gives away, what open-ended scope costs, and what to read.

Condo Pipe Burst: HOA's Problem or Mine?

A burst pipe in a Santa Ana condo splits between the association and you. What the CC&Rs decide, what two policies cover, and what proves where it started.

Do I Need HOA Approval to Start Drying?

Emergency drying inside your own Santa Ana condo is normally yours to authorize. What the board actually decides, and what to do while nobody answers.

I Rent, the Apartment Flooded. Now What?

In a Santa Ana rental the building is the landlord’s to dry and repair. What counts as yours, what a renters policy does, and what belongs in writing on day one.

Slab Leak Signs: How Do I Know I Have One?

A warm patch of floor, a meter that keeps moving, a bill that stepped up. How to run the meter test yourself in Santa Ana, and what imitates a slab leak.

Drywall Dried on Its Own: Do I Cut It Out?

A dry-feeling wall in Santa Ana is not proof. What a meter can and cannot see, what a flood cut is really for, and when paint is the honest answer.

Cupped Hardwood Floors: Can They Be Saved?

Cupped wood in a Santa Ana house often flattens once the moisture underneath is gone. What decides it, how long it takes, and why sanding early ruins it.

How Wildfire Ash Gets Into a Closed House

Fine ash travels miles and no Santa Ana house is sealed against it. Where it enters, what your air system did with it, and the order that cleans it up.

Garage Water Heater Burst: How Bad Is It?

Fifty gallons on a Santa Ana garage slab mostly runs out the door. What stays is the shared wall, the bottom plate and whatever was stacked on the floor.

Mold Clearance Test: Who Pays for It?

A clearance test after mold work in Santa Ana: what it checks, what it cannot tell you, who should order it, and who ends up paying for the lab.

My Deductible Is Bigger Than the Damage

When the repair costs less than your deductible in Santa Ana, filing pays nothing. What the repair really covers, and what two stacked condo deductibles do.

Who Rebuilds After the Drying Crew Leaves?

The fans left and the wall is open. Why a Santa Ana job stops there, what folder to demand, which trades the rebuild needs, and what to ask before signing.

Santa Ana Permits Before the Wall Closes

What Santa Ana’s permit language actually catches, what the exempt list leaves out, and the asbestos and lead rules that reach almost every house here.

Who Pays to Rebuild My Condo?

When the loss lands under the association’s master deductible in Santa Ana, the money comes from somewhere else. Loss assessments, walls-in, and who rebuilds.

Something went wrong in Santa Ana. Which guide?

Three guides for the hour you are actually in, written for somebody reading on a phone with wet socks.

The water heater in the garage let go walks you to the shutoff, then explains what fifty gallons does to the wall the garage shares with the rest of the house.
Do I need the HOA to approve this first? is the delay that costs people their floors: who you can reach out of hours, and what you are free to authorize inside your own unit while you wait on a management company.
The fire was miles away and there is ash on the counters explains how it got into a house with every window shut, what the air handler did with it, and when this is honestly a vacuum-and-mop weekend.

The water is gone. What am I looking at now?

Three guides about reading your own house once the panic has moved over and made room for suspicion.

The leak nobody can see, the floor that may or may not come back, and the question of whose problem any of it is when the building belongs to somebody else.

Census figures put 55 percent of Santa Ana households in a rental, so that last one is the majority case here rather than the exception.

How do I know if I have a slab leak? ranks the signs by how much they actually tell you, starting with the warm patch underfoot and the meter test you can run yourself in ten minutes.
I rent and the apartment flooded separates the building from your belongings, covers what a renters policy usually picks up, and says what to put in writing to the manager the same day.
My wood floors are cupping is about patience: why boards lift, why some of them flatten out on their own, and why sanding early destroys a floor that would have recovered.

Who pays for this, and what did I sign?

Four guides on the paperwork, which is where the expensive damage in Orange County actually happens.

It happens at a kitchen table weeks after the equipment leaves, and a customer who can read a work authorization is cheaper for everyone than one who feels ambushed by it.

What exactly did I sign at the door? takes a work authorization apart line by line and shows you the open-ended scope language worth crossing out before you initial anything.
The bill is bigger than the check explains in general terms how that gap opens, what an appraisal clause does, what a lien against a house means, and what to ask for on day one so it never opens at all.
A pipe burst in my condo is the county’s most common argument: how the split between an association and an owner usually works, what the governing documents decide, and what to photograph in the first hour so whoever pays can see it.
The deductible is bigger than the damage answers the question people are embarrassed to ask, including the version where an association’s master deductible dwarfs the loss entirely.

The machines are gone. Is it actually finished?

Two guides for the part nobody warns you about, when the readings are done and you are deciding whether to believe them.

The drywall dried on its own. Do I still cut it out? is the decision customers most suspect is an upsell, so it is answered plainly: what drying in place requires, and when paint over the top is genuinely fine.
The inspector wants a clearance test covers what that test can and cannot prove, why an independent party should run it, and when it earns the money.

If none of these is your question, say it out loud to a person instead. Our dispatcher answers on (949) 522-4470, or you can reach the office through the contact page.

Which of these problems is not ours?

A fair share of the mail we get belongs to a plumber or a roofer.

A leaking angle stop, a loose roof tile, a gutter overflowing at the fascia: each needs a repair, not restoration. The guides point that out where it applies.

Do I have to read all of them?

No. Each guide answers one question and stands on its own.

They follow a loss in order: the first night, the next day, the paperwork, then the part after the machines.

Who wrote these guides?

The crews who run the jobs, with the counters and the agencies checked by name.

Every number is sourced to a city, a district or the code, never a trade blog. Where an answer is an opinion, the guide says it is one.

The house is dry and still open. Who closes it?

The same company, which is why this last group exists at all.

These arrive after the equipment is gone and before anybody has closed a wall, and they are what people call about weeks into a quiet stretch.

Putting the rooms back is the sixth thing this company does, priced as one agreed figure rather than by the hour.

Who rebuilds after the mitigation crew leaves? Fans gone, studs bare, nobody calling back. Which trades the second half takes, what the drying company owes you before it drives off, and what to ask before signing anything else.
Permits, plan check and the tests that come first: what the counter wants, how long a review really holds a job, and why a Santa Ana house from the sixties gets sampled before anyone scrapes a ceiling.
Who pays to rebuild a condo when the association deductible is bigger than the loss? How a loss assessment works, what walls-in coverage really reaches, and whose side of the wall the water was on.

Moisture meter pegged at the top of its scale in a saturated wall

Extraction hose run across a hardwood floor in a home

Technician extracting water from a hardwood floor in a home

Extraction equipment running on a wet hardwood floor

Kitchen cabinets opened and drying equipment running in a home

Guides are for the quiet part, the week when the only thing still moving in the house is a roller going over fresh drywall.
